A lease signed from the pavement.
Keys get handed over in a car park, not in an office with a scanner. This is the version that works on a phone, with the tenancy schedule photographed on the spot.
For letting agents, landlords and tenants who are signing away from a desk.
Why it usually goes wrong.
The pages that always go missing are the ones photographed separately — the inventory, the gas certificate, the deposit schedule. They arrive as six camera images and a PDF, and nobody wants to be the person who reorders them by hand.
Bind the photographs first so they are one file, then merge that with the lease, then sign once. Signing before merging means signing the same document twice.
In this order
Every step runs in the tab
Turn the photographs into one PDF
Each image becomes a page at its own proportions, so a portrait inventory page is not stretched to landscape. Reorder before converting.
Open JPG to PDFTurn the sideways ones upright
Camera orientation stored in EXIF is not read, so a photo that arrives sideways stays sideways until it is turned here. The rotation is written into the file, not just the view.
Open Rotate PDFBind it to the lease
One file, in the order the tenancy pack is meant to read. The original lease is never modified.
Open Merge PDFSign once, with the date
Type or draw the signature. Up to four signers per document, so a joint tenancy does not need two separate files.
Open the signer
- There is no audit trail with a trusted timestamp. If the tenancy requires a witnessed or qualified signature, this is a preparation tool, not the execution.
- HEIC photographs from an iPhone cannot be decoded by most browsers and are reported rather than converted. Set the camera to "Most Compatible", or share the image as JPEG first.
- Nothing is stored, which also means nothing is recoverable. Once the tab is closed the document is gone unless it was downloaded. That is the trade for never uploading a tenant’s address.
- Agencies needing per-branch usage reporting will not find it here; there is no admin console.
Doing this weekly?
A branch signing tenancies weekly wants one invoice and one named contact, not ten individual passes.
